  1. Location: Two miles east of downtown Atlanta, just south of Interstate-20, between North Ormewood Park and Grant Park. Located at the intersection of Glenwood Avenue and the Glenwood-Memorial Connector.

  2. Property: Also known as the former Blue Circle Concrete or Vulcan site; 28 acres, including 26.7 acres on the main property, plus 1.4 acres on the west side of the Glenwood Memorial Connector.

  3. Developer: Green Street Properties

  4. Total development: 1,028,788 sf (decrease of 125,212 sf vs. existing plan)

  5. Previous plan: 1,154,000 sf (Novare Group/Jim Borders plan)

  6. Zoning: Currently zoned PD-MU. Requesting site plan amendment, but maintaining PD-MU classification.

  7. Project Components: Final counts of different elements will emerge over time as the neighborhood evolves, but the working plan as drawn today shows:
    • 40 to 50 detached home lots.
    • 60 to 75 lots of attached housing, most of which Green Street expects to take the form of brownstone-style townhouses, but some of which will likely be condominium flats or small apartment houses.
    • A five to six acre site for a private elementary school, located in the northeastern part of the neighborhood.
    • One large public park and two smaller public squares.
    • 250 to 300 multi-family residences, including either apartments or for sale condominiums. In addition, many of the detached homes and townhouses will include “granny flats” or accessory apartments, some of which will likely be available as rental units.
    • 50,000 to 75,000 square feet of office space.
    • 60,000 to 80,000 square feet of retail space.

  8. Population onsite: approximately 1,500- 1,800 (residents, workers, school population)

  9. Total Project cost: $150 million at full buildout

  10. Total project buildout time: 3-5 years
